Western Suburbs

The Western Suburbs is a broad area covering suburbs from Birmingham Gardens out to Minmi. These areas are attracting all types of buyers, from young couples finding their first homes to investors looking to flip.

Most of these areas have seen significant development with new housing estates popping up all the time, as well as a number of larger rural blocks.

Wallsend encompasses residential areas in the east, rural areas in the west and some commercial and industrial areas. It has many schools and child care facilities and a large commercial district of shops, cafes, pubs and restaurants. Wallsend Library is a large modern facility offering quiet work spaces, children’s programs and other community activities or events.

Suburbs close to the University of Newcastle, including Birmingham Gardens, Jesmond and Shortland are popular with first-home-buyers and investors. The Rankin Park to Jesmond extension of the Newcastle Inner-City Bypass is expected to be completed in 2025, and will help connect these suburbs to Greater Newcastle and improve traffic-flow around John Hunter Hospital.

Average house prices range from $672,000 in Birmingham Gardens, to $900,000 in Fletcher. Apartment prices range from $500,000 in Jesmond and North Lambton to $628,500 in Fletcher. The highest average return for houses in this area was Minmi at 4.23% while apartments in Jesmond return an average of 5.56%.
